Building and Pest Inspections

All homes have strong and weak points, and they are not always what they seem.

BUILDING INSPECTIONS - WHAT IS INSPECTED?

Tick  STRUCTURAL

The inspector identifies the structure of the building in terms of materials used and the type of construction. This will depend on accessibility to the inspector. The inspector checks for major and minor problems which includes, but not limited to foundations, floor, walls and roof framing.

The inspector will visually inspect, but not limited to the roof, exterior walls, paint, gutters, eaves, down pipes and steps. The exterior also includes any out buildings and garages that are no further than 50m from the main house, fences, driveways, paths, pergolas, paintwork, and site drainage.

Tick  INTERIOR

The inspector visually inspects ceilings and wall linings, in which materials mostly used are plasterboard due to its convenience of installation. Most problems with plaster are cosmetic (i.e. popping screws) and can be easily fixed. Paint surfaces are checked, doors and windows, flyscreens (if installed) kitchens and bathrooms, including cupboards, hot plates and ovens to name but a few. All wet areas are also inspected.

PEST INSPECTIONS - WHAT IS INSPECTED?

All areas up to 50m within the boundary of the property are inspected. Fence lines are generally prone to termite attack as are out buildings like timber sheds and ferneries. All trees and tree stumps are thoroughly inspected as they can be an excellent harborage site for termites to nest. Bark in the gardens and timber garden surrounds are also inspected, as are cubby houses and any out buildings.

Tick  EXTERIOR

Pest inspectors pay particular attention to the exterior (as all areas) of the house. This area can be very insightful when detecting termites. Gardens abutting the house can be a major source of food for enticing termites into your prospective home. Sprinkler systems in gardens and leaking taps can give all the moisture the termites need to take up residence and start eating away. Weep holes are checked for clearance and posts, pergolas and lattice work alike are also checked for signs of termite attack or prior damage.

Tick  INTERIOR

All interior walls, skirting boards and cornice are inspected for termite damage. When termites attack these areas, they will eat most of the timbers away and leave only the paint, and in most cases undetectable to home owners, special attention is paid to all wet areas, i.e. shower, bathroom, kitchen and laundry, as moisture present in these areas could lead to termite attack. The inspector will also inspect the roof cavity space for signs of termite attack. This also includes any sub floor areas that the home may have.
